Regulations Regarding Fencing in Prior Lake

Where can I place my fence on the property?

A fence can be placed within the boundaries of your lot. It cannot go onto others (with a legal agreement,) and should not fall on Public property either. Fence height will also depict where the fence can go on your property. Do not dig without the layout of utilities underground on your property, because it is illegal to even block any natural drainage.

Do I need to notify my neighbors? If so, when?

If your fence will reach the property line, it can be a beneficial idea to contact a neighbor about having a shared fence. This boundary fence could serve both of the property owner’s needs, but be half the cost of creating a fence on your own.

Do I need a fence permit?

A permit will always be required, but the type of permit will depend on your design. Fences over 7 feet require a building permit and those below 7 feet require a zoning permit. You will need to have a good understanding of your individual property and prospective fence before applying. This will mean obtaining a certificate of survey.

Who calls the utilities when installing a fence?

What are the height restrictions on fences in Prior Lake, MN?

Can I build my fence on an easement?

Are there any design or material restrictions?

Fences in the front setback of your property must be at least 50% open for the passage of light and air, but cannot be a chain link design. This limits front fences to more decorative designs. Design choices, like color suggestions, will be mostly available by contacting the local Homeowners Association. Other material restrictions are out of safety for residents of your neighborhood; such as barbed-wire and electrical fences.
